Yea I have came across a few of those...but Internet Marketing is so automated itself that I am still on the fence about the need for a VA. Having a "real" assistant, although will cost more seems to me like a much better investment. They can do everything a VA can and much more.

Outsourcing I think is a lot better when you use it for small one time projects. For example, creating several different Craigslist buyer and seller ads to send to your landing pages, or finding a professional copywriter to critque and/or create your website content sales letters etc...

Hiring a personal assistant seems like it would make more sense. They can post your CL ads everyday, send out your email blasts, set up your direct mail campaigns, upload pics/videos to your website as well as answering phone calls, putting signs and lockboxes on your properties, setting your appointments, handling paperwork and the list goes on...

No problem Eddie, I agree Haaretz is a great source. You have to be very critical of where you get your information from especially when it comes to the middle east. Haaretz and Aljazeera(english) are the two best sources for anything regarding the middle east.

I have been thinking about hiring a virtual assistant for a while now. But I do have one question that I can't seem to find the answer to.

If they are working offshore, or anywhere else for that matter,how are you going to be keeping track of them and how many hours they actually work? I don't want to hire someone for 20 hours a week but in reality they are only working for an hour.

Just turned 21 yesterday! I have been working and negotiating short sales for about 2 1/2 -3 years but I was doing it for others. About 9 months ago I decided to go out and start this on my own.

Just an update on this post. I've been trying to figure out a way to get updated Lis Pendens on a daily basis to try out Jeffrey's strategy. There are no companies in my area that provide this service. I've also tried going to the courthouse to see if they were willing to send them to me on a daily basis if I paid them a fee. That didn't work either. My last try will be asking my title company if they have access to this list for me.

I guess not every strategy can work in different parts of the country. New Jersey has tons of people filing everyday and even the company I am using now (www.njlispendens.com) is backed up with their filings by a few weeks. So I am not actually getting to the homeowners until they or 4 or 5 months behind.

I am considering doing a different approach and trying out the yellow letters with 60 day lates. Any input and how this can be most effective??

Any offer that is made regardless of how low it is only forces the bank to do a BPO.

You said that the bank could go through the entire process and sell the house for more than $57,500. But do you think they know that?

That is why the BPO is so crucial to their negotiations as well as yours. They know nothing about the value of the home until it is done and they won't do it until an offer is made.

I second that. It is really an incredible book especially when you are just starting out.

Not true Josh. There has been plenty of evidence to support that the a big factor driving the foreclosure market is negative equity. Yes people that can afford to pay simply walk away because they owe more than what the house is worth.

I have played around with a few loan modifications and charged up front. But after about 10 of them I realized it is not worth my time when I can be spending my time getting more short sales. In the end I think it will slow your real estate business down...

As far as the homeowners, I successfully completed the modifications for most of them and they were very pleased with the results so it wasn't too bad knowing you helped someone stay in their home.

The few I have left...the lender refuses to budge on, trying to turn those into short sales now :)
