DON'T do it....
we had a biology teacher rent an old SFH we acquired.

She secreted in a collection of rodents, the ferrets were the most disgusting.
After her 3 yr lease was up we were going to rehab the place anyway. Trust me it took a lot to get rid of the smell.

My attorney (or at least his para legal) does this for me gratis.
Here they have immediate access to most of the information & current (pre)(post) foreclosure status.
I then contact my title work guy to get anything else I may need on the property.
Once you establish a good relationship with a title guy he will feed you a lot of good information.

Now we will need a contract lawyer on board for the pre-nups
& subject 2's :)

But we did see an interesting addendum to a FSBO sign when we were @ our home in FL

Once I assessed the operating costs of our HP's I gave them away.

I have Brother Laser-Jets all-in-ones. Remote/wireless print capability & I like the legal size capability.

We have 6 of them in our offices, several over 5 yrs old & still going strong. Updating the various parts as they wear is very easy to do, & the Generic Laser toner cartridges are very reasonable.

However, the photo print quality on my older units is marginal.

Make the move....
trust me when your daughters become teenagers they will need their own space. Esp when they have friends stay over.
I installed a 2nd bathroom in the older daughters (expanded) walk-in closet just to avoid the shared bathroom drama.

With today's mtg rates & the opportunity of packaging your home in the sale of the less appealing/adjoining properties I wouldn't think twice.

I can't comment on your choice of product but here are my experiences.
I just finished doing a 16mm engineered flooring install on our SFH rehab.
I paid $2.50 sq ft & we installed the 1100 sq ft ourselves.
I found it a lot more difficult & frustrating than the solid hardwood install I previously did.
So I can imagine the 2mm would have more flex etc, characteristics that we found to be an issue. The product I bought had locking clips at each end which really helped as long as they would align & actually lock.
Also on another SFH I own the lighter eng wood product they installed 'echos' a lot when walking on it. The 16mm I used had rubber backing so it doesn't echo as much.

However, I deal with a local Amish wood supplier & I would definitely go with his 4" width hardwood ($3.50 sq ft) next time.

Last one we did needing a roof was through a Bank not FHA.
The bank required money in escrow by the seller for the close.
Seller balked so we walked.
The place went into foreclosure but was trashed by the time it came back on the mkt.
Alternatively if you can qualify for a 203k loan you could wrap the whole thing together ??

One of our group picked up a recently laid off para legal.
Not only is she cute but she is very efficient, plus her husband is a lic electrician that's into rehab.
I like the para legal idea a lot!!!

tha's exactly what we did
the SFH came from friends who moved to NC but didn't want to go thro an agent. So they did it FSBO but we did the showings etc for a % because they just left.
It was listed it @ $154,000 & reeked of years of smoking but they refused to spend any $ on cleanup. I could barely spend the 1 hour open house time we did for them.
The buyer @ $144,500 was a divorced, retired 65 yr old GM worker with a 2 pack a day habit. The amazing thing is he is still alive????
