The new SFH tenant is OCD & so I get little post-it notes for the odd things.
The majority is just asking permission to pay for upgrades they want to install themselves!!!!
What she has done to the home is amazing.
She just bought a $3500 lawn tractor to mow & roll the lawns & it's still snowing?

Others I just have my maint guy drop by for the proverbial CO detector upgrades, furnace checks etc., he also checks the fire extinguishers I provide.

We own a couple of similar properties free & clear. I rent for the minimum just to avoid land-lording per se.
They get the cheap rent just to maintain the property. The reason being the properties continue to appreciate significantly because of the area & demand. So its basically a hold for appreciation & it has been very good over the years. Admittedly if the property was purchased at the current market value & financed the highest mkt rent would barely cover your costs.

We Install the new box & breakers & run all the new wiring before we severe the knob & tube power supply.
We also replace the plumbing since we are already in the walls.

You can purchase a water meter from a local plumbing supply house and install it on the line
feeding that building (not that difficult to do, either), and charge them whatever your local water rates are (or more if need be).

We were going to do this but the city sells an electronic read water meter for $283. That way we could separate the billing legitimately. Because we were told that in NY State you cannot charge for sewer & if you do charge for water you're supposed to add sales tax.!!!!!!

we approach fabricators for their remnants.
We recently did an entire 8 ft kitchen counter in granite remnants (admittedly with a couple of joints) dirt cheap.

I just picked up a nice 6ft x 26in piece of granite for $30 sq ft with the edges etc done. It already had a single sink hole so we just had to find a sink to fit. Its for a laundry setup.

As far as supports we found the thicker slabs can cantilever 12in max. But for larger overhangs (islands etc) & to avoid having to put in supports that you hit your knees on etc I lay in a piece of 18 gauge steel & epoxy the slab to it.
They do offer a metal support that cost around $75 a piece plus install but I can do the steel plate cheaper & cover a greater area.

We regret doing one kitchen with the thin 'Chinese' granite.
It cracked around the sink & the surface scratched easily.

Also be aware of dormant LLC's/S-corps etc.
some states (NY in particular) are going after them with penalties.

We did one in a SFR
The finish barely survived 18 months.
But if its fiberglass I have seen an auto repair
Guy I know do some great work restoring color.
