Great job!

What did you think the ARV would be when you first bought the property?

It is awesome you got 50k over asking. Parts of the Boston market are on fire!

I use an attorney. He writes up the P&S and holds the deposits in escrow. Then handles the closing.

I found that stat to be interesting and was wondering if it is a result of investors digging up the deals with their marketing efforts.  I also find it interesting that Yard signs is the #1 method of FSBOs getting a home sold.

For Sale By Owner (FSBO) Statistics

  • FSBOs accounted for 9% of home sales in 2013. The typical FSBO home sold for $184,000 compared to $230,000 for agent-assisted home sales.
  • FSBO methods used to market home:
    • Yard sign: 36%
    • Friends, relatives, or neighbors: 28%
    • Online classified advertisements: 16%
    • Open house: 14%
    • For-sale-by-owner websites: 13%
    • Social networking websites (e.g. Facebook, Twitter, etc.): 7%
    • Multiple Listing Service (MLS) website: 7%
    • Print newspaper advertisement: 7%
    • Direct mail (flyers, postcards, etc.): 1%
    • Video: 1%
    • Other: 2%
    • None: Did not actively market home: 32%
  • Most difficult tasks for FSBO sellers:
    • Understanding and performing paperwork: 18%
    • Getting the right price: 13%
    • Preparing/fixing up home for sale: 12%
    • Helping buyer obtain financing: 3%
    • Attracting potential buyers: 3%
    • Selling within the planned length of time: 7%
    • Having enough time to devote to all aspects of the sale: 6%

@Ross Schneider I do agree that a good agent is well connected and that is a benefit.  If I decide to use the services of an agent I will only use someone who has a history of sales and has been around for a few years.  Most likely someone I have met and know they have a strong network.

You'll have to scroll down to find the statistic.

In my case, the only time I have ever sold without listing is when I was offering some type of special financing on the house.  Otherwise, I thought to get the maximum exposure, I needed to list.

My house is listed just not with an agent.
