@Matthew Tyson Where would you go for Paint? I have only ever heard of people getting a price discount from Lowes is on clearance items. 

Thanks for the heads up on Floor Depot.

MG's has a handful of cheaper items as well.

I’m watching one of the Flip Shows (Vegas) and wondering can her prices for supplies be accurate? Because I cannot come close to these prices ... So my question to my fellow SA flippers and Rehabbers is where are you going for supplies?

Appliances: Lowe’s

Laminate Flooring: Lumber Liquidators or Floor and Decor

Tile: Floor and Decor

Doors: McCoy’s

Molding: McCoy’s

Paint: Sherwin Williams (I Question this one a lot)

Cabinets: Cabinets’ to Go

I get a lot of miscellaneous items like; vanity lights, faucets, Door Knobs, vent covers...etc

Vanities: Lowe’s ...lately

Anyone know of a better spot for any of these supplies?

Need help ARV dropped on Flip so my exit strategy is typically to rent but we rolled the dice on a spot with a pool.... traditionally I avoid this exact scenario... thoughts?

@Nick C. LOL..........so the lesson learned here is to be a greedy Wholesaler because there are just swarms of fools coming out of the woodwork to buy properties.....LOL

It sucks having morals I guess.

@Brian Pulaski There was one here that had it listed at 175K with a Rehab of 50K and ARV of 220K.....I emailed back ....uh you realize that is negative 5k right? They pulled the listing and relisted it with and ARV of 290K......which no comp could be found to support......

I'm really not impressed with any of the wholesalers, I have met..........However, they are going to keep jacking up the prices if they can keep selling them to people who can't or don't see the need to run a simple comp on google.

I’m really trying to work with some of the local wholesalers but it they’re ARVs are constantly inflated and Rehab estimates are not realistic.... so my question is am I over critical or am I just dealing with the wrong wholesalers?

So.......my lender is willing to do 80% LTV and 50 DTI on the BRRR I just bought but only after 6 months of ownership........I thought there was no seasoning for these........
