Now when you say ARV dropped, what does that mean?? Does that mean the person you bought the house from exaggerated? I know that the market has not changed here in the San Antonio area. I just listed a house in Universal City and it was on themarket 1 day and we got a full price, not asking for closing costs offer. AND it was 10k over what the agent said we should list at.

But to answer your question, a pool is a horrible liability for a landlord. You have to pay for a service, because tenants will NOT keep up the pool. Lots of homeowners will not keep up a pool. Its a big job to keep it up. Ask me how I know.
