What if the address belongs to a trust, or a company that appears to be another group of investors? Are those worth pursuing, or more than likely a dead end?

How accurate are these list sites like listsource and usprobate lead and so on? It seems that these sites are the end-all-be-all of property values. How much weight can I put into the numbers provided?

It's more than likely a fortune builder sidekick. My dad and I went to one earlier this year, to the free morning seminar then we paid $197 to go to the three day class a few months later. It was good to get out and do something to get serious about investing and taking the first steps, but truthfully you can learn all of that info on bigger pockets.

How is it determined where a property is listed online?  Is it up to each realtor individually to upload a home onto a site like Zillow or Redfin?  I wonder if looking for homes available on those sites are even worth the effort.  Arent the best deals scooped up by investors off market before they even reach the web?

Ive been searching the county records and tax collectors for abandoned properties, trying to locate an owner and/or address to write to.  Is there any info that you may come across when finding the owner that you'll automatically say "this property isn't worth the effort"?  Or is it worth the chance of sending a yellow letter/postcard/mail regardless and hope for the best?
