Ok, I'm a newbie, I just got a lead, Now what?

I just had a call at my workplace and after a long conversation with this sweet lady she told me she has 3 properties and there's 1 that she need to sell ASAP. I freezed, I didn't know what to ask or what to do, so I wrote down her contact number and here I am, figuring out what to do. I'm in the Orlando, Fl area and the house is on Davenport, FL. Tomorrow will be my first time assisting to a general metting at the Central Florida Realty Investors Assoc. so I don't have any contacts or experience.

Give me some advice fellows...

@Vladimir Gonzalez Step 1.  In your zest to get your first deal going, do NOT become a motivated buyer.  If it were me, I would want to know how much the property is worth, and how much is owed on it.  Just because someone is "motivated" and has to sell "ASAP", that doesn't necessarily make it a deal.
