So pardon my ignorance ( that's why I'm here right? ) ... But how do you get a house under contract from a seller? How much can that typically cost? It sounds so easy that even reading as much as I can, it doesn't seem to add up.

I heard at a seminar, that setting up both an LLC and S-Corp is a good strategy for moving profits from your business to any personal IRA's or other accounts. I havent seen this idea anywhere else though. Is it a good idea? Is it legal? Is it unnecessary?

I'd like to see what people put into a flip property ... Anyone gone overboard on a flip?

Surely the cat goes to the vet. ;). Maybe you could find out by calling a local veterinarian or two.

So as I gather as much info as I can before entering the REI/flipping world, I can't help but have the anxious feeling about being a beginner to all of this, going up against seasoned investors with deep pockets. I live just outside of Orlando, and I pass numerous vacant houses each day. I salivate over them, dreaming of the possibilities. But if it's truly a good deal... Wouldn't it be scooped up quickly? How does the beginner investor find a property that's a legitimate opportunity before the big guns claim it?
