Direct mail, craigslist, networking at a local RE meeting... There's a ton of ways to find a property. Be creative.

You can't put too much stock into a zillow zestimate. I'd run the numbers past a reliable realtor or three first.

We definitely should get this group together again.

I actually found bigger pockets by googling" Fortune Builders scam"!! Best internet search I've ever ran. The Orlando area bus tour was $250. Much easier to do than 30k!

There is a home just down the street from me, it's extremely abandoned. I checked it out on-line ; 1475 days online. It's foreclosed, and according to county appraisers belongs to Chase. How can a property sit vacant so long? Why wouldn't a bank budge?

Could it be done? I have an eye on a homepath forclosure, but there are quite a few hoops to jump through going that route. I'm looking at flipping the home, from what I've been told through an agent and lender is that they're pretty much impossible to flip based on the rules in place. I'd love to pick this place up, it would be my first property. Is there any way around a homepath?

Tips for beginners?

Read every article on this site. Twice.

Look for a way to get your feet wet in the industry by working with an investor/contractor/developer/wholesaler . Do what it takes to learn the ropes.

Get out there and get your hands dirty. Experience in the field is invaluable.

P.S -- I lived in Sandy Springs for two years. Loved it!! Love that area outside the city.
