Hello all! I am looking for advice. I am looking to purchase my first home and obviously want to make it some type of investment. I am debating between buying a live-in flip or a 2,3,4 unit apartment complex and living in one of those units. Does anyone have any advice? What to look out for/avoid? Hi All!

I have been on this site for a bit just looking at the forums but I felt as though I should introduce myself. I am a new real estate agent from the Philadelphia area. I am not with an agency yet, but I did past my certification. I am also looking into securing my first rental property (duplex, triplex fourplex). I was wondering if anyone had any suggestions or advice about picking an agency, getting started in the real estate agent business as well as buying their first rental property. Hello All, 

I am a new REI from the Philadelphia area and am trying to figure out the best way to get into the investing game. I am curious about getting a fixer-upper with a 203K FHA loan.

1. What are the advantages and disadvantages of this?

2. Does the rehab have to be completed in a certain amount of time? 

3. Can I hire my own contractor or are there parameters around this? 

4. Does it only work with SFH or does it work with multi-family as well?

5. I know for instance, if I get an FHA on a house and move within a year, I can still get FHA on the second house. Does that still pertain to this type of mortgage?

I am just looking to continue to learn more and more about REI and begin my first house hack. Eventually I want to continue to grow and purchase more SFH and multi-family properties. Does anyone recommend any books in particular that might fit my needs? Thanks a lot!

Art Maydan I am looking to do the exact thing you are. My goal is to buy a 4 plex that needs a little bit of work and slowly fix and flip it as tenants move out. One thing someone told me is that FHA carries over so if you want to move every year, you can keep buying properties with 3.5 down. Let me know how this goes for you! Phil

I currently live with my parents as I finish up graduate school. I am looking to "house hack" and in a perfect world buy a 4 unit apartment complex with FHA. My questions for the forum are: 1.
