@Joseph ODonovan thank you for your input. I can see your point in that universities will have to adapt to the new environment that we are living in and finding other alternatives to generating revenue.

@Steve Babiak Sorry but that you provided does not have the same content as the original link. The link I provided talks about how some universities such as Drexel and Pace are in danger of not opening. He mentions that the high cost of these universities, a record number of student loan debt and high unemployment are all at play. He states, "People are recognizing that a bunch of Zoom classes without a campus experience is not worth $18,000, much less $58,000 or $68,000." Many of the schools that are dependent on tuition will be severely impacted if they are not able to bring in the revenue required to keep them afloat.

I am working on my market research of Philadelphia and have a few concerns about the job diversity and resiliency. I have found an article where an NYU marketing professor told Business Insider that some colleges and universities may not reopen after the coronavirus, with Drexel being one of them. Here's the link: https://www.businessinsider.com/scott-galloway-predicts-colleges-will-close-due-to-pandemic-2020-5

Despite being strong in the medical and educational fields, I fear that the current situation will impact it, thus in turn, affect the market. What is everyone's opinion/insights on the current market conditions in regards to these sectors? Have you seen Philly making progress to bring in a more diverse job market or planning to do so in the next 5 years?

I am looking into small multifamily properties in Garwood, NJ in Union County and was wondering what is happening with the new tax assessment for the area. How does it work? Why is there a reassessment? What can you expect from it? How should one plan for it?
