I think the best place to find a great lease is from a seasoned property management company in your area. You can probably buy a leasing package from them or pay a small admin fee to have them write it for you.   You shouldn't have to reinvent wheel.   

The State Association of Realtors leases in my opinion aren't bad but they are written by lawyers and brokers who specialize in sales.   They have gotten better in recent years but they still have holes in them that may leave you on the short end of the stick.

Join Narpm if there is a chapter in the area.  Lots of knowledgeable people that will share their expertise and ideas with you. 

You can start off as an unlicensed assistant for a property management firm to get your foot in the door.   Then, go ahead and get your real estate license so that you can get more involved within the company and industry.   Once your licensed, you can then start working on your brokers license.    In Georgia, you need to be an actively licensed sales person for 3 years to become eligible to be a broker but that doesn't mean you can't take all the necessary courses and exams prior to the 3 years. 

3 years happens pretty quickly and the knowledge and expertise you will gain from others will pay off quickly when the time is right to open your own firm.

Our policy is not to accept cash.   Walking around the complex on the 1st of every month with thousands of dollars in your pocket should be avoided.

We use Nighttenders for after hour coverage so that we don't completely burn out our maintenance department and to improve on tenant/customer service.    The tenants get a live person on the phone who will initiate the emergency call to our vendors and/or let them know the account has been noted and that our staff will contact them in the morning for the non-emergency items.   We have found this to be more cost effective than implementing the appfolio call center for now.

From my understanding,  one of the main differences between an llc and an s-corp is that the s-corp will also shield your personal assets.  If you get sued for mold, lead based paint, trip and fall, etc....your personal belongings will not be part of the payoff.  

Make sure when you attorney calls, your day doesn't get worse.

Real estate Closing Attorneys in Georgia are the agents of the Title company also.
