I'm from South Africa so I grew up in a not so safe area. As in multiple shootings on my street occurred while I lived there. I also have formal training in defense type deals from what you are asking so I figured I would share my thoughts.
Firstly, your concern is very legitimate. People have been hurt and even killed dealing with tenants. I completely understand your concern and let me say that there is no such thing as being "too safe"
A couple of tips:
When showing houses-Open the door for the tenant and let them walk in. Don't, at any point, let the prospective tenant stand behind you. Always make sure you are behind the tenant and can see them at all times.
If you're driving the neighborhood and you are uncomfortable because you feel like someone might be following you-loop around the neighborhood several times instead of going straight to your intended location.
Don't accept cash. Have them mail you a check or do an electronic payment. You don't need to be going there to collect rent.
Idealy, have a professional mgt company take over your properties.
DO NOT go collecting late rent. Simply follow the book and send them a notice (per your state laws). Follow the procedure to evict them, and if it comes down to it eviction is included in your taxes. The sheriff will take care of it. Any disturbances/violence/etc is the job of the police and NOT your responsibility.
Me personally (because of my experiences) I like to walk around with the bill of rights on my hip-specifically the 2nd amendment. At the very least carry pepper spray/mase.
Safety should always be a concern and should never be taken lightly.
