first time renting my home out

Need some advise on renting out my home. I have a brand new remodeled home (complete gut out). I just posted it for rent online even though its not completely done. I have been receiving a few inquiries about it. I have shown the home to one couple already however i never heard back from them. The landscape is the big issue right now. The home it self is in great. I have mentioned that the landscape will be done while they live there. What are some red flags that I should look out for? What are appropriate questions i can ask via text or phone? what methods can i use to do credit checks? Thanks!

    Stop immediately, you are not ready to find a tenant and are about to make the worst newbie mistake.

    Rather than answer I would strongly suggest that you pull your add and take the time to educate yourself on the business. Your questions require extensive information and a great deal of studying on your part to prepare to be a landlord. You can not learn and find a tenant at the same time.

    First get access to the state landlord tenant regulations and learn them completely. They are your business bible.  At the same time read through the information provided on this site.

    Once you have done that and learned as much as you can come back and ask questions to clarify.
