@Juan V Lopez Thanks for the offer. I think we're set. I met with the HOA board, and we all seem to be on the same page. However, I'm always interested in meeting new vendors to learn what they do and if we can do business together.

I'm dealing with an HOA violation to repair a stained block wall from water leaching through. The vendor we had used for this type of work in the past is no longer providing the service. The vendor would need to be a real business with insurance, licensing, ect.

@Hung T Nguyen I'm not sure I understand where you're coming from.  Vegas has been one of the population growth leaders for sometime now.

@Chris Mendiola. A permit is required here.  It sounds like you don't have a relationship with a plumber yet.  I highly recommend that you start making relationships with local vendors if you're going to be in the rental game.  It pays dividends when emergencies happen and you need someone asap.  Send me a pm, and I'll share a few contacts with you.

@Account Closed. I was just back there last week. I grew up near Wisconsin Dells. That might be an area to consider as well. I think you could pull people nearly year around for STR (Dells summer attractions, hunting seasons, fishing, and winter sports). There's plenty of traffic from Chicago. Flights are a little more difficult, but it's not that bad. I've been doing very passive looking myself. I've noticed that some of the lake communities have rental restrictions, so watch out for that.

There is a way to do the math with gross rent multipliers, a more simplified ratio.  However, in general you will be taking a discount, so doing all of the calculations is probably a waste of time.  Flipping companies will pay you top dollar still in this market, but only if the house is vacant.

@Michael Wallimann. I'm not sure.  They site gets updated/upgraded quite frequently, so maybe it's renamed or something?
