@Kyle S.. There's a decent chance that HUD/FHA increase the FHA loan limit for next year. Fannie and Freddie already have, so it's reasonable to think that FHA will follow suit. That said, the FHA loan product might be able to fit your needs in Vegas unless you're thinking of doing this with a condo. Many of the condo communities in the Las Vegas market don't have FHA approval.

@Jim G. I've been helping investors acquire property and then manage those units for over a decade in the Vegas metro. I've lived and worked in both Summerlin and Henderson. I've had great experiences in both. There are others areas that can work too. There's a ton of new construction happening throughout the valley with concentrations in the northwest, southwest, and south central parts of town. As others have stated, the market has been cooling. We're seeing some typical seasonal drop off of new listings hitting the market, but inventory has grown with a slow down in demand directly correlated with interest rate hikes. There seemed to be a little slow down in the rental market a couple months back, but everything I've been listing for rent lately has moved quite quickly. That said, I mostly play in the SFR market with some condos and townhomes mixed in.

@Robert Adams. I was talking to a lady I know today that went to a new doctor's office for the first time.  The person working the front desk was a doctor.  The doctor that helped my friend, said they haven't been able to find someone to fill the medical assistant positions in over 2 years, so the doctors in the office take turns at the front desk.  This could mean they are crappy business owners, or it could be representative of the challenges of finding labor.  Who knows.  Either way, people get sick regardless of recession.

Yikes!  Well at least that might mean that more people will get back into the workforce.

That sounds great.  I'm guessing the Saturday after the holiday or Wednesday before will most likely be when I'm able to break free.  However, I can probably make other days work too.

I'm going to be in Sioux Falls the week of Thanksgiving. Instead of sitting around watching TV, I thought I'd reach out to any active BP members to see if they want to meet up and chat real estate.  I'm up for coffee or beers!  Maybe we can get a few of us together for a lively conversation.

@Melanie Thomas. Implementation is the key right!  My goal is to find 1 or 2 things to implement right away.  Sometimes the most simple things have the greatest long term impact.

@Melanie Thomas I'll be there.  I've been meaning to go for years, and I'm finally pulling the trigger.  It helps that it's in my back yard this year.

Interestingly enough, in the past week I've closed on two sales where I represented the buyers.  Both buyers (different parties) were moving here from San Francisco Bay Area.  They were both renting and now are homeowners.  The higher rates didn't phase them, because they are still saving a ton compared to renting in SF.
