SFR going Cap Rate? (Las Vegas)
I have a rental house in Las Vegas that I'm considering selling - what kind of cap rate are investors currently paying?

Waaaay less than a retail sale. You’d be better off paying the tenants $10k to move out, maybe $20k.
You’re effectively telling 90% of the buyers not to put in an offer on your house.
Remember how every investor wants to pay 20-30% under market value? Run the comps and subtract about 20%.
You could ask a few local PM’s if they have any investors buying. But unless it’s a VERY cheap property you’ll pry get $40-60k less than if it was empty.
