Thanks James Barnhart As an update I went to HD today to see if they had any open box or scratch stuff and the salesperson told me Black Friday sales start first week of November and run through Black Friday (and sometimes extended depending on sales). She said it’s the best sale of the year. Since I won’t need appliances until then I’ll price shop some appliance sets now and then compare to Black Friday sale when they start.

Hi all Looking for recs on where's the cheapest place to buy scratch and dent appliances. Doing a flip and need to purchase full package for kitchen and also considering washer and dryer purchase. Speaking of which, when you guys flip a house do you normally provide the washer and dryer? Sale price is around 275K. If so how nice of a washer and dryer? Front load high efficiency or?? Thanks

I'm in philly and specifically do highend rentals. SS has always been my route given the finishes and high end rent I ask for (and get) esp with units on the fringe areas (e.g. Borders of B- / C-). I only have bought from HD at the time in recent years as coincidentally I ran into holiday sales and they had the best deals. Off season I would look for appliances from ScratchNdent places and also Craigslist may have some things useful

@Maureen Campbell curious which insurer you used. For my single family row homes, I use Liberty Mutual (there's not many companies that insure the flat roof homes). In any event, it depends what materials construct the home. If the entire home is brick (front, back, sides) they will take that into account. For example, my 2 story (1000 sq ft) SFH (row home) in a C+ neighborhood.. insurance is $850/annual (home value of $150K) because it's a brick front and back home. To compare: I had a duplex, 2,000 sq ft of living space, corner property, 2 car garage, basement. Exterior was cinder block which then had stucco. That cost $1200/year (overall value of $500K)

Both homes were fully rehabed with new electric, plumbing, roof, windows, wired smokes.. trying to get the best discounts.  And those were the rates i paid!  

Insurance agent told me it's based on the material and laying brick (to replace like with like) is expense.  I would advise you get a 2nd quote though as well.  Finally, bundling multiple services (house, umbrella, your cars) with the same carrier will definitely save you money via multi policy discounts.

You should have evicted him months ago.  As soon as possible, get that PITA tenant out.. and get new ones!

my thoughts would be.. have 3 contractors come out and give you prices for re-modeling your own home.  Then calculate based on the work (e.g. bathroom remodel, etc) the price/Sq ft.  Determine the avg price among the 3 and there you go! 

Also helpful.. BP people in your area may respond with avg cost / sq ft for certain remodeling projects. Try to also connect with REIA in your area, attend meet/greets to speak with members about what they're encountering
