@Nate Hedrick - I am a FT hospital pharmacist and do real estate on the side.  My goal in the next few years is to transition to more FT real estate and work PT as a pharmacist (still need healthcare benefits and W2 income for a bit). 

And I disagree with @Jason Chen, to a certain extent.  Perhaps it's the group of individuals, coincidentally, that were uneducated in real estate, and they shouldnt be working together.  Also true, people with a lot of disposable income and no real estate education can make big mistakes.. I don't disagree with him on this. 

Anyway my quick story: I did a BRRRR on a duplex (owner occupied for 3 years) which just sold and made a big profit I used to trade up into a larger SFH for my family. I have another rental I made good money on (and will continue to appreciate, not to mention cash flow rental) and I'm doing a flip right now on another SFH.

All while working FT (hospital PharmD)

@Cody Campbell - nothing wrong with rewarding yourself for hard work!  I agree with investing in the business and I agree a truck will do a lot of good as well!

Hi all Looking for recs on where's the cheapest place to buy electrical supplies (wire, switches, outlets, etc). Fixtures I always find great deals at several stores but I'm taking meat and potatoes here. Electrical panel, breakers etc. Would prefer to go to one store if possible I have my own company so could purchase from a wholesaler if you have any recs. Or are you finding better deals online? Doing a flip and need to purchase electrical materials, hence the question Thanks

Search the forums and you'll find a wealth of info but the quickest way may be "Cash for Keys"

@Andresa Guidelli - there's no city of phila code (that I'm aware of at least) that requires exterior venting of a microwave. 

The last 3 apts I had.. all had tall ceilings and it would have been difficult (if not extremely ugly) to run the venting outside, thus we ran the recirculating.  I will say though that if your apt has 8' ceilings (or feels tight in the kitchen), I would try if possible to vent outside. 

Exterior venting as others noted, is ideal and preferred. If you're trying to have extra cabinet space, etc.. then you can re-circulate inside however as noted above, it wont remove odors, etc (vs. exterior venting).

@Chris Williams - as others noted above.. any interest >5% and I would pay it off as soon as possible.  If you happen to have govt loans (e.g. 2-4%) and you owe $20K on those, then perhaps keeping the debt a little longer is better so you can acquire real estate for the goal of having more money, to pay down your debts faster over the years to come. 

For me, for every house I flip to rent.. once I refi, if there's extra cash on the table I pay down student loan debt.  Mine has been wiped out for years (thanks to real estate investments) and my wife's is the next goal (we just paid down another $30K recently after another flip to rent project).  

I'm all about paying yourself first.. and that includes eliminating debt.
