I've heard both sides, but expect it's difficult to really attract a buyer without a property to show.

I agree with the comments - you've read enough, not that I'll ever stop. I lead a local REI group, and of 50 regular attendees, only a handful of us have even one property. Analysis Paralysis they call it. Jump in and learn as you earn!

We have 23 rentals, and the first was our worst investment, and the last two (apartment buildings) were our best.  I'd have never bought the last two if I hadn't learned about cash flow from being in the game.

You can do it!

I just finished Joe's "Partner With Joe" training, and am very impressed with Gavin and him.  I am strongly considering taking the next step, where their team will set everything up for me, get me in their private Facebook group, and include me in daily training calls.

I've read some negative reviews on here, which I find very difficult to believe, as I've been listening to Joe's podcasts for over a year, and believe he will be in it for me.  My experience has been that non-doer's blame everyone else, but I'll really appreciate additional opinions.

The training is not cheap ($8000), but I've spent more in the past on programs that really didn't work, and am willing if I hear enough positive feedback here.

It’s unfortunate your question sparked violent discussion on race, as I expect you are new and would pick your words differently now. I’d like to apologize to you, as you were trying to ask a question in the only way you knew how, and deserve coaching, not bashing.

I’ve rented to widely diverse tenants, but my properties are all in B-class and better neighborhoods, and we’ve only had problems with one tenant. My general rule is I don’t want a property in an area where I’m not comfortable sending my wife to collect rent checks. I have friends buying $6,000 houses in the ghetto making great returns,but that’s not in my model.

There is some great advice here on making sure you consider all expenses, including vacancy and maintenance. The 1% rule will tell you you’ll need $1800 rent on a $180K property, which I. My neighborhood would be tough.

We are Peoria area investors, and in fact manage the Peoria area REI meetup group . We are also inner circle with FortuneBuilders.
