Options for $25k Renovation

For my next deal I am going to be using the BRRRR strategy. I have private funding for the cash purchase but will need $25k for renovations. Other than private/hard money what are my best options? My thinking is it is a possible combination of the following:

- Credit cards: use my personal or get a new business card? Any recommendations?

- Line of credit from a local bank or credit union (Milwaukee)

- Lending club?
