Why not just keep it in his name, gift him the $ for the mortgage, and when he passes away you can inherit the property, take a step up in basis (assuming it's appreciated), and then sell with zero capital gains.

Of course, you'd have to be confident that he'd pass it to your wife after his death and you wouldn't get any tax advantages in the interim.

I would love to rent to resident physicians... Those guys are always at the hospital and rarely at home!

My work is taking me to Hawaii for a few weeks every year!

I figure I'd buy a condo to stay at and then short term lease it when I'm not in Hawaii.

Of course, I want this to be as passive as possible and I'm looking for PM companies.  Can anyone recommend a great PM?

Warning. Slightly morbid.

Has anyone thought of adding a parent to the title of a home to take advantage of the step-up in cost basis when the parent dies?  I see this as a way of avoiding the capital gains tax without resorting to a 1031 exchange.  Could this be applied to a primary residence which has gained more than $500k?

Looks like Britain is leaving the EU and that has resulted in A LOT of global financial uncertainty with Dow futures down 600 points.  

How do people think the real estate market will react?

Mortgage rates up or down?

Less home buying due to economic uncertainty?
