I would caution against buying anything in or near Squaw right now.  KSL is trying to build A LOT of units near Squaw in the not so near future: "...1,500 motel rooms, condos, time shares and retail space in Olympic Valley over the next 25 years at an estimated cost of up to $1 billion."

You can imagine what that would do to any short term rental.

Purchasing a $1MM vacation condo and the Seller noticed that we're splitting the hefty $15,000 HOA Transfer Tax 50:50. He wants us to pay for all of it.

He just caught this right before the loan docs are being drawn up and after we've waived all our contingencies.  We've been in escrow for almost a month.

What are my options here?  Does the purchase contact dictate that we split the transfer tax?  I still want the property, but I've pretty much given into all the seller demands, so it'd be nice to at least split the Transfer Tax.

Anyone have any experience switching Property Managers as an out of state investor?

My Property Manager is starting to get lax with depositing rent payments, responding to emails, etc.  What's the best way to do this from a few states over without having to fly in?

Should I have the new property management company handle the exchange?

I think you can get % renter info from the MLS.

If it's not renting, it's a price issue.  Better to lower price and get a tenant than leaving it vacant IMO.
