It depends on your finances.  If you are doing your first few deals you really should look into value add properties.

I would lean towards taking it down but would probably consult with the listing agent like one has said already

I have gotten deals off of bandit signs.  You have to really place a ton out there.  I would get up into the 100's and maybe then you can get a deal.  That is just a strategy that requires tons of volume.

I love asking question number 2.  It creates a no pressure situation and it is going to get you a better response than "What do you want for it."

Experience is a big one.  There is always more to learn and it is up to the investor to vet the project and the judgement of the sponsor.

Great turnkey rental that has been vacated, was renting through KCDC for $725 per month.

Roof is about 8 years old, plumbing was recently redone, HVAC is fairly new, windows are fairly new, not many repairs needed for this property.

@Jordan Gay Listen to the comments here but also hit the streets!  Just go into banks and meet with multiple bankers.  You never know what banks are hungry for loans in the investment area.  I would meet with at least one per week.  Have them in your pocket for the future and the present.

@Aaron K. I agree with your comments, there are plenty of buyers for good deals.  In my wholesaling business, we definitely have to do a lot of work to find that one motivated seller.  Buyers may sift through a hundred deals just to find one!
