Yeah confirm about 30 mins prior.  Tell them when you are talking to them that you will not go if they do not confirm

We had a nice turnout last month and there were a number of high-level individuals there!

Come out this month as we talk about how to reposition an asset.  We purchase complexes and raise the rents, renovate units, and turn the asset around so that we can get the value increases we look for.

How do we know what to remodel?  What rent do we raise? How much do you raise the rent?

These are all vital questions when purchasing apartments.  We will go over this and much more at our next event!

This month we will be discussing how to source great deals in a hot market.

Everyone needs to know this!

Come out, order food and learn and network. We have had great groups and big players in the Knoxville market attend.  It will be important whether you are a beginner, intermediate, or advanced.  Message me with any questions.

@Account Closed  I am a syndicator/sponsor myself so I am biased towards the investment strategy.  However, I have a couple concerns about the numbers.  The taxes seem incredibly low for the price and the price per unit seems low.  I am guessing this is either not a good part of town or is a rural area.  I do not tend to like these asset classes because the exit is more difficult.  The numbers look great but you have to trust the sponsor and the property.

Case Study of a 6 Plex!

Join us Tuesday May 28th as we learn more about a 6-unit building purchased locally by ArrowDoor Properties last year and how they have turned the property into a cash flow machine.

We'll learn how this property was found, evaluated, and financed. They'll show us the business plan and how they executed it perfectly and raised rents from $3,350 per month to $4,580 per month. A with the new rent numbers they are going to be able to refinance and pull money out of the deal to buy more property!

Show up hungry as we'll enjoy some good Calhoun's cooking as we learn more about this project. There'll be plenty of time for networking and if you have a deal to talk about, you'll get time to present as well.

Bring a friend and learn how to create a cashflow lifestyle that can free you from your job! Hope to see you there!
