@Alexander Felice just because a bar or any other place of business can ban guns from the establishment why would anyone want to ban an american from a constitutional right.... weather if your room mate or if your a mogul will hundreds of properties a tenants only responsibilities in my eyes are to pay rent on time and return the unit in as good a condition they got it in... political issues and personal beliefs aside if your are providing someone a home why would you want to cause a conflict with a tenant over personal beliefs.... a gun is tool just like a hammer and if i had a room mate who woke up at 3am and decided to murder me in my sleep i would hope he shoots me in the head instead of bashing me with a hammer a bunch of times.....

If your concerned about guns and other tools than maybe you should move to some european nanny state and pay 2 times the taxes 4 times for the cost of gas but hey you'll get free health care but you won't be able to get a job because they have strict work visa requirements and people out there don't hire illegals like we do here so take your pick... but if your going to live in this country and provide other people a place to live you shouldn't be limiting religious freedoms or rights to protect themselves or speak freely... and regardless of what you feel about the topic its BAD FOR BUSINESS and we are all here for advice in investing right? not about feeling safe at night because of whatever ill gotten fears may have been brainwashed into people these days

mhmm you could just get some sheds from home depot and decorate them and make a little shed and breakfast lol.... but they do seem like a cool way to house hack a SFR with a nice sized back yard withouth living in an RV :)

mhmm very interesting i can not speak for the country as a whole but i know that the other day i saw a report on cbbc about warning signs of another collapse in housing because miami phoenix and riverside ca are all very hot now with high prices etc... they also said houston and denver are also high but they are explainably high because of recent local growths in the economies based on small business growth etc.... the warning factor was that it was what happened before the last collapse phoenix miami and riverside were all hit the hardest during the collapse because they had an unnecessary inflation in home values that wasn't backed up by any actually growth spurts in the economy...

now i know i may sound like a fool regurgitating cnbc but i watch every day that the NYSE is open for business and a lot of the things they say are BS but than again a lot of it is often pretty acurate and yea if i could go back to when i first moved to tucson (2009ish i think) i would have bought a few 15k houses on the south side because now there all going for 90k move in ready or even 35-40k still needing a bunch of work and people are buying them... And one thing i do know in places like phoenix and tucson the wages are not growing with the housing prices so thats what is warning me to stay away fro those markets... I think a majority of the working class makes around minimum wage in AZ so yea 4 or 5 years ago great time today i don't know and I'm sure it may be a sign to the macro scale swell or not...

Also the cost for the banners is 3.50 cents a square foot from my buddy or he agreed to make them for free in exchange for putting a small line at the bottom like "need a banner..." with his business info... 3.50 a square foot is a good deal as i understand should i just pay for the signs to keep all the attention on my message?????

im not really budgeting myself like this because i can't afford a billboard I just personally believe in minimizing costs as much as possible and as much as i hate the food at mc donalds i love there business model (sell allota fries start a mega potatoe farm etc...)  

Also any agents see this I'm curious what you would say to someone in your area if they had an offer similar to the one i suggested...

so i have been working on building my marketing plan and I plan on hitting NYC area my family is in nyc and so am i right now and i guess you could call me an opportunist with lots of spare time so i want to use wholesaling techniques to snatch off market deals cutting out all the middle men involved and yea fixing and flipping them for now as i have a limited source of capital at the moment although eventually i will be holding multi families for rental income...

My plan is to find a broker or agent willing to pay a monthly fee (equivelant to my advertising cost) in exchange for a steady stream of referrals for all the motivated sellers who call me but are not willing to work with me at my price or have a move in ready home and want to sell at market value which is clearly not what i am looking for....

there are so many empty billboards in NYC but i will probably start out with a 3x12 Banners that i can have made for free at the moment and find willing commercial business owners in industrial areas with a high traffic count... Also i would use the banners to cover up old graffiti and try to use that as a negotiation tactic in keeping the costs extremely low...

Anyone ever try this? any suggestions??

it may be use full to attend the free workshop to make connections to other people in your area that also want to get into real estate but when it comes to a 20 or 40k education that is a SCAM because anyone who needs that much education for real estate should probably be in some sort of assisted living situation... (licensing courses for agents are 75$ online for most states) and I'm not saying its easy or anything and it does take WORK but if you have the 20k to spend on a learning experience.... how about you take a trip to detroit or baltimore and buy a few inner city row houses that need work than go from there.... form an entity to hold them and find a contractor who needs work... probably a few of them in those markets and offer to pay 50% of the cost of materials and offer 50% of the entity holding the properties.... the contractor will have the responsibility to fix up and act as PM in exchange for 50% of the profits after property taxes... Or find out of work contractors and offer them a piece of equity for work done etc.... You could lose all the money that way but atleast you will have actually tried something and before you go buy some slums read the forums here and you will probably have everything you need and anything else you need you can always ask the forum...

yea only confusion might be with an elderly tenant who thinks they have until the 31st of the month that the rent is due and pays 31 days late without the late fees and 25$ short lol

i like the idea of just dumping some asphalt or a slab on it and leasing it out to food trucks.... you may find a guy who does a near by office park every day for the lunch crowd and than he can shoot over to your location at 230 and catch the after school crowd...

Or you could just buy a food truck and than find a local underpaid short order chef possibly one with a spouse who happens to be looking for work and give them the food truck for 50% of the business you may end up spending less than developing it properly but also making more money if they have really good food and the high school kids keep coming back after they graduate with the new flow of students its a possible gold mine if you had the right menu....

probably not because raw land could be anything... your best bet is to find a project that has been completed on a similar parcel of land than go through the public records of what was done in order to complete the project.... Flat land in the middle of the country would be very different than coastal land with a steep grade... There are now billions of dollars of real state in downtown manhattan that is build on what used to be covered with water although i don't think anything of a similar scale will be happening anytime soon.... there is a lot that needs to be done from soil analysis to dealing with local municipalities which is why none would write a book on it just about every zoning board and city council goes about business there own unique way...

when my friend was renting a place in college i remember she got a 25$ discount every month if it was deposited directly in the bank by the 31st or 30th etc... the day before the 1st of the month when it was due and than the late fees kicked in on the 5th of the month so she was always getting to the bank and paying early to save the 25$ but than again not everyone is as frugal as college students...
