I would really use realtors that do high volume of deals in this area you are looking and also property managers. The other option would be going to local investor meetups and asking those who attend for good references.

Always do anything within the walls of escrow, i.e. pay people, pay title, pay escrow, pay invoices from termite, give a credit to a buyer or seller along with anything else. 

You can see if the title company/escrow company will pay them an invoice for a consulting fee. Then you pay escrow all the closing fees and the invoice along with the purchase price. I had this happen earlier this year since I was not on the agreement, but found the buyer the deal through a wholesaler. I just added an invoice on to escrow so that they could pay me directly through escrow along with the cost of the purchase.

Not sure about Florida, but my experience with solar.. 5 years or more ago, buyers would take over leased panels and not have any issues with getting a solar lease from the owner prior to them. The reason I say this is to lead into the answer from your question. 

There really is not a huge upside in getting solar unless you pay the solar off on the placement. The reason is that there is not a huge recoup on the backend from the sale, sometimes you have to pay it off to actually get your price. Also, solar companies typically continue to raise their fees in the contract each year it is owned. So year 1 you are paying 89.00 a month lets say, and by year 19 you are paying 350.00 a month as an example. 

The cons eclipse the pros for now on the solar.

I try to get the appliances for some active flips or rentals during the sales.. Would be a great option as you are about to close on the next project or pick a new one up.

 Is there anyone else that talks to the month? A brother, a son or anyone else? I would ask the daughter this and see if there is someone else that she has been in touch with to get ahold of the month. You really want to be dealing directly with the mother, or a person with Power of Attorney. That is the best course of action. I really would not be negotiating cash for keys now with the daughter at all.. 

The DM (decision maker) is the best person to be in touch with then the next in line maybe the person now she is closest with.. 

I would start the process for this as an eviction with an eviction attorney, and make sure you follow the process correctly to get her out. If there is something that happens with cash for keys in the meantime you can stop the eviction process.

 Cash for keys, a lot of it! Or hire an eviction attorney and wait the time.. In NY probably will take 6-7 months I would think.

 This is a construction material on the remodel or work done on the home, so I would say it would fall on you. However, if you have conveyed the information to them via some type of written from.. that is a good option to leave it to them on what their choice is and move. The other option would be like what Tim said, split the cost.

 I would find some local agents and contractors in your area that are licensed.. Reach out to them they probably have a great contracts that they would be willing to share.

First I would check with local and state laws on this... However, I am sure that there will be some stuff that says this is no go for privacy issues.. 
I agree with Laura, if this is a long term rental it would be hard to convince the tenants that they have cameras on the property that the owner controls even with all the stuff that you mentioned (does not turn, only for surveillance for crimes etc.).
