Hello all,

I have recently signed up for biggerpockets after hearing the podcast a few months ago. I have only been apart of bp for a short time; which means this is my first post. I live and buy in Souther California and had a question about the appropriate time period for an eviction to a renter that I inherited.

I bought a three bed one bath with a back house attached to the garage that was already occupied by a renter since 2009. The renter is on a month to month lease and has always been on a month to month lease. (This is my first home purchase).

I read the California renter laws and it stated unless the city has it's own rental laws, the tenant should be given a 30 day notice when the lease agreement is month to month. I understand that 60 day notice is for a year lease or more. I have not read anything that states I need to give her anymore time than 30 days.

Let me know if you guys have any other information about the California renter laws involving new owners that I am missing. Any information would be helpful!
