Yes in process of doing so now. He has a few others so I may have to try packaging them or letting this one go because what he's asking won't work in the numbers even if we go through the process of clearing the title. It's a bit confusing (or maybe my intelligence is failing me, lol) but I thought if you bought a property via taxes that it was owned free and clear. Unless after he acquired it he took a mortgage out on it and the lender is foreclosing on that. I will definitely get to the bottom if it just for the sake of experience at the least.

Ok, so I just got off the phone with the owner and he said he acquired the property via tax deed and he has first position on it. He said it has not went to auction yet. He said I can either buy property from him with quitclaim or I can get a quiet title, or he can get a quiet title. I'm not sure if this deal will even work because of the numbers. There may not be any room.

Oh no worries. Yeah I need to find out whats going on. Tax records still have the guy that I contacted as the owner and he claims he is the owner. I will figure it out by tomorrow. Thanks a lot!

@Ronnie Sparrow I definitely agree with you all. I know several agents, but they're all so busy and have there own thing going on. I used to have a good relationship with a few realtors years ago and they would let me use their password for the MLS. I have to work on establishing that again. I see the win win in it. I will try the sites for now to get a rough estimate. Thanks!

Yes I am in the process of gathering info. I have not been able to get the seller back on the phone, but I have not tried more than a few times because I want to have more info before I speak to him again. Everything is moving pretty slow.

Greetings!

I am in the process of putting together a wholesale deal. I usually have a few agents I can rely on to gather comps to help find the ARV of a property but the response time is much too long for me. I want to be able to get a general sense of value for the properties I am evaluating. Does anyone have any advice on what strategies you use to grab quality comps pretty fast without having to hire someone?

Greetings,

So I have this distressed property I drive by. I called up the out of state owner to see if he wanted to sell it and he agreed. I happened to pull the property up on Zillow and it says it's in pre foreclosure status.

I'm wondering if I should go the short sale route from here...
