Hey, Anyone out there have experience in Rental Collections? I need some advice on how to set up an entity that will take care of a Real Estate company's collections (meaning rent is in default). I look forward to any input and advice. Thanks!

Hey everybody. Can anyone tell me exactly how to search the FMLS for lease purchase options? I go to Fuse and after that I can't figure out what to tweak in order to narrow my search down to what I'm looking for exactly. I have a couple of clients that really need my help with finding them a rent to own property in Atlanta or Stone mountain or anywhere in between for $150k and under.

Hello. I just received my RE license. I am signed up with a broker who really does not do education, etc. I know this sounds sort of dumb, but I'm not sure how to go about getting listings. My goals are to continue to wholesale, lease properties, and sale high end real estate. I am based out of Atlanta GA.

I want to be one of the top agents in Georgia. I need to know what are the best methods to reach my goals the fastest. I do not want to waste time.

How do I go about finding clients to represent?

How do I shoot to the top?

Who do I network with?

What are some good strategies?

Hello Everyone.

I have just received my RE sales person license in Georgia. I do not want to break any laws. When I did not have a license things were pretty simple. My questions are as follows:

1. When I am wholesaling do I have to inform my broker of every deal I do and have the check cut to the broker?

2. Do I have to inform my broker on everything I do? And anytime I get paid am I supposed to have the ccheck cut to my broker first?

3. My wife owns a home. She has a tenant in the home. Do I have to have my broker oversee her property? I was told that we can no longer accept rent from the tenant unless my broker looks it over and I would have to pay him to watch over the dealings of her owned property.

This is what I was told. It almost feels like I'm being pimped lol. I did not know that any property I own, as well as my wife, would have to be overseen by my broker. Can someone clarify?

If your state had about 180 HUD homes, would you consider using that strategy?

Has anyone tried this strategy in Georgia recently?

Does anyone have any experience with invest in HUD Properties? I want to flip HUD homes. I just received my RE license and I think HUD may be a great option. I want to bid on homes every day and try to catch a good deal. What are you all's thoughts?
