Just a quick note if it helps. I have not been on here in a while and just saw this. I have bought product (Real Estate) from Kenny and I have sold Kenny product as well. Been to his office several times. Kenny is an active investor who has seen the highs and the lows and knows the game. He is very transparent. We talk once a week or so and he actually answers his own cell. Am I some student just trying to pimp him? No. I dropped in on him in his office on a cold call in March. We spent about an hour discussing strategies and have built our relationship from there. Just my 2 cents as credibility is hard to come by these days.

Kevin is right. There is money to be made here. I buy NPN myself but that has led into some brokering. It is hard to make the relationships with the direct sellers but once you have them you can leverage you relationships to broker notes. Work on that end..the product. Buyers are easy to find. Not sure what you are asking as there is generally no financing or seasoning requirements on notes. What is the scenerio?

These homes are leased for 700, 750, 850 and 950 per month repectively. They have you rent it you fix it leases and tenants pay all utilities. We are going to manage them for the buyer at 5% b/c there is really very little to manage. We appealed the taxes and they TOTAL under $400 per YEAR. We have had no vacancy so I admit I did not factor that. I don't know what you mean by I had to pay 8K a piece for them. My contract was 85K for the 4. Want to submit a backup offer? If the buyer falls through you have found yourself a unicorn.

These are fairly easy to find here in Cincinnati. I just wolesaled a package of 4 SFR with tenants that nets 32K for 110K. More where that came from if you are interested.
