Can you get 30% gross returns?

Anyone finding properties with 30% gross and 15% or higher net returns in this market?

For example: Residential house at 45k rented to multiple tenants (per room rental). Or an REO deal at a very cheap price.

I'm just curious if you are doing deals like this, I've done it a few times, but looking for more opportunities to get this sort of high returns. I'm also looking to partner with other people to do some more deals like this (as I have the money to invest)

We do nothing less than 30% returns here in Detroit. I know most people turn their nose to the area, but you would be amazed at how much NY, Cali and UK money comes to Detroit to gobble up properties because of the returns.
