I'm considering using Legalzoom for a Rental Lease Agreement on my property that I plan on listing in about a week or so. Any of you guys have experience with their lease agreements? I know an attorney would be the best route to take but if I can avoid going that route I'd like to try it. If going to an attorney is what I need to do then I will. I only have one small rental property right now and trying to get all my ducks in a row before I list it for rent. I plan on using MySmartMove for the screening of possible tenants.

Only a couple of places that sell used appliances and neither really deal with front loaders. My only real option is trying to find something on sites like Craigslist. Can't use a top loader, has to be something stackable.

How much do you guys spend on a used washer and dryer set? Has to be front loaders due to limited space. I've been shopping all the local used sites like Craigslist and haven't really came across much that don't look beat up. Just came across a really nice Samsung set but they are firm on the price at $600 for the pair. New at Home Depot and Lowes they are on sale for $549 each.

Where can I find a free PDF form of a check in/check out list for inspections of the property? Getting ready to list my property in about a week or so and trying to get my ducts in a row.

Anyone have any advice on Mosaic vs Subway Tile for the kitchen backsplash? Which will still be in style years down the road?

Is Mosaic tile backsplash still popular these days? Should I use White Subway tile instead for the kitchen backsplash? Seems like I see more subway tile than mosaic these days. The subway tile will be cheaper in price.

Do you guys prefer light or dark colored granite with white cabinets and light gray walls? My rental unit has a small kitchen. It's just a 1 bed, 1 bath unit. I already purchased the backsplash but now having second thoughts on using it. I already used some of it for the tiled shower as accent pieces. Thinking if I should use subway tile for the kitchen backsplash. What do you guys recommend? Here are some pics of it in the works. Flooring will start going in today. Going with a nice light brown with gray colored vinyl planks.
