I was going through the same problem. Shopped around all used places like Craigslist, OfferUp, Let it Go, etc... for used SS appliances and finally found some. Got the Fridge, Electric Range and Dishwasher for $400. All they need is a good cleaning. Keep shopping for used and something will come up.

Is Cozy's background and credit checks not as good as SmartMove? Why wouldn't someone just use Cozy for the checks and payment rather than using SmartMove for the checks and Cozy for the payments?

With so many different tenant screening services how do you guys choose who to use? I've never used one before and would like to give one a try. Are there any that do everything like credit checks, background checks, eviction checks, employment checks, rental history, etc...? I'd also like one that I can make changes to with their online application.

Where can I find the right info to educate myself quickly on Landlord/Tenant Laws in Texas? Is there a website or should I purchase a book?

All great ideas. I do plan on keeping the same paint color throughout the entire unit. If I use a light gray color on the walls should I look for a color of flooring around the same color? Or should I look for something a little lighter or darker than the paint color?

The washed oak colors are the ones that have being catching my attention. Is it possible to go too light in color with light gray walls? In other wards, should the flooring be a darker color than the wall color?

Having a difficult time trying to choose the right color of vinyl plank flooring for my rental unit. It's a small 1 bed, 1 bath town home. Only 540 sq/ft of total living space. Want to make it feel as big as possible. The flooring will be put down throughout the entire property. Color of walls will be some sort of a light neutral gray with white trim and white ceilings. Do you guys recommend a light or dark color for the floors?

Thanks for all the replies and ideas. I'll be able to make back all the money in 3 years or less. It's pretty much getting a complete makeover. I'm pretty excited to see how it's all going to turn out when complete.
