My fiancé has been kicking around the idea of leaving her current job and becoming an real estate agent.  Can any of you tell me some of the pros and cons of starting out as an agent?  How is it the first couple of years?  What kind of income is to be expected while starting out?  Any advice and guidance would be much appreciated.  Thanks.

I purchased my home back in 2009 brand new.  I've never really loved the house but it had been sitting on the market at the time for a good while and the builder needed to move it quick so I got a really good deal on it.  I do plan on turning it into a rental at some point in the future.  I'd really like to purchase another home more to my liking but the time is just not good for me right now.  I really hate the colors throughout the house and looking for options on giving it some sort of makeover.  All the floors and walls are like a light beige/tan/crème color of some sort.  The walls have stains in different places and I can't clean them due to the flat paint they used.  I really like grays and whites but with the color of the floors I just can't see gray walls looking good with the beige floors and replacing the floors is just not an option for me.  I'd also like to change the color of the cabinets to something more in todays style of colors.  The granite countertops are going to stay and they have colors of brown and black in them.  I'd like to replace the kitchen backsplash as well.  These are all things that I plan on doing myself so save money. 

Can you guys recommend some colors that would work well with the color of the floors and appeal to todays styles that are out there.  In my neck of the area it's all nice neutral grays with white trims.  Can I use something in between a gray and beige that would all blend in?  Don't want to go dark on the wall color, home is only 1700 sq/ft and most homes around me are larger so would like to try and make it feel as big as possible.  Any input and advice would be much appreciated.  I did paint an accent wall and the wood mantle and now don't like the color of the wall.  Here are some pics I snapped back when I first purchased the home.  The colors where in at that time but just don't like them at all anymore.

Post: Kitchen Cabinets Online Source

Is there a source online to purchase quality kitchen cabinets at a price that won't break the bank?  I will be checking with a couple of local cabinet makers on price as well.  Want to get the best bang for the buck cabinets.  They will be painted, not stained.  These will be used in a family members personal home.  Received bids from different contractors to do a whole remodel but it's just too expensive so figured I would help him out and we would do at least half the work ourselves to save some money and sub contract the things we don't feel comfortable doing.

She has work history along with a excellent credit score.  Her referrals checked out good.  Already has a new job in the field that she graduated college with and she starts mid August which will be paying her 4 times the rent amount not including over time.  The individuals that are from my area who have been interested don't meet the requirements.  Usually bad credit or don't make enough money monthly.  Location of the property is good.  I would like to add a clause like the one mentioned above, something similar to it on the lease.

Have someone who just graduated from a university and is relocating for work and is interested in renting my condo. Application all checked out and had My Smart Move run the background checks and it all checked out good. She has not seen the rental in person since she is so far away. I've sent her numerous photos of everything. She wants to find something by August 1st so that she can just drive down here and move everything in and start her new job. I have not had much luck with anyone meeting all the rental requirements other than this individual. It's been vacant for a few months already so would it be a bad idea to lease to her even though I have not met her in person and also that she has not seen the property in person?

Does your appearance make a difference in someone wanting to rent your property? I work a lot, usually 6 or 7 days a week and the few times that I've had people wanting to view the property I've had to go straight from work which means I'm in dirty clothes. So would it make a difference if I gave myself some time to head home first to shower and change before going and showing the rental?

How would I go about doing the background checks?  I know I'd be running the checks on him since he is the one that will be occupying the unit but is there anything I need to do with the company since they are the ones who would be paying his rent?
