Looking to maybe get into my first BRRRR property or flip it if the numbers look right. It is an older house with a radiant heating system. Is it worth it to replace it with a forced air heating system?

Hello. I am a Realtor licensed in Iowa/Nebraska. I am currently in Florida at the moment and seemed to have found a good FSBOdeal. They are currently asking $260k cash. The house will need the ceilings finished, new paint, and possibly updated tile. Similar homes have sold for around $300k around the area and homes with updated finishes have sold upwards towards $400k. My question is what do you think about this deal and how do I facilitate to wholesale this deal without the capital or network while I am still in Florida? I am licensed but in a different state. Will I have to do anything differently? Any direction helps? Thanks in advance.

Although collecting a 3% commission is always nice, I would like to be able to wholesale, partner, or be able to build wealth in other ways instead of being always committed to my brokerage. My question is how and what direction would you take to not violate any laws or possible repercussions against someone that is licensed?

How much value can building a garage add to a property? I've found a rental property that is a 4B/1.5Bath/No garage but there is parking at the rear of the property with footings to build a garage. It is currently sitting on a corner lot from a local college. Currently renting at $1300, asking price is $159,000. It is an older home built around the early 1900s so everything is all natural wood. How would you go about adding to the value of this home if you were to purchase it? Would you switch out the flooring for LVP and update everything so it is more modern or would you leave it as is?

The only incentive I can think of at the moment is it's guaranteed income for the landlord. The city will pay a significant portion of the rent and the tenant will cover the rest. As far as I know I'm not too sure if the city is in need of section 8 housing. I do know rental properties are running scarce around these parts. As a landlord you would have to apply with the city to work with the section 8 program I believe. And they would have to send in a home inspector to make sure it is up to section 8 standards. I probably wouldn't worry too much about it if you are just planning on selling since you won't have to deal with tenants and regulations without an application to the program. I hope this helps. Tammy will definitely be more well adverse at answering than I am.
