If I may ask what parcels do you have available? I have buyers that are interested in building but they are only keen to certain areas. As far as building goes, you have to account for the price of materials and labor as they have gone up exponentially. It also depends on how quick you are trying to make a sale. I would run the numbers first to see if it makes sense. Duplexes are rare around here from what I have seen but there are tons of people looking for single family. Anything over around $325k usually sits on the market for a little while as not that many people can usually afford that much house.
