Wholesaling as an Out of State Agent

Hello. I am a Realtor licensed in Iowa/Nebraska. I am currently in Florida at the moment and seemed to have found a good FSBOdeal. They are currently asking $260k cash. The house will need the ceilings finished, new paint, and possibly updated tile. Similar homes have sold for around $300k around the area and homes with updated finishes have sold upwards towards $400k. My question is what do you think about this deal and how do I facilitate to wholesale this deal without the capital or network while I am still in Florida? I am licensed but in a different state. Will I have to do anything differently? Any direction helps? Thanks in advance.
