@Kris Mcfarlane you got to have a plan! Even condos are going nuts here as a ripple effect of houses which seem to now be cooling a little in Vancouver.

So many good points mentioned here like low supply and high demand which is one factor, cheap money (low interest rates), immigration wait lists, great place to live (when foreigners research Canada, they immediately are drawn to BC, landlocked and the likeness of Vancouver to Sydney Australia (when I was born and raised and saw property continually climb year after year to this day!!) where they have talked about a bubble that never really burst and for all the above points (minus cheap money). Vancouver is simply coming in line with the rest of the top cities in the world. Of course things fluctuate but your either in or sit back and watch it grow and wish you had....

With the exchange rate so low between Canada and USA, I hope Americans are buying up property here.

Hi @Jeff Appleby  we missed you at the last Vancouver meetup members. I know @Matthew Jarvis and I are scheduling another soon.

Would be interesting to see how those 1bd rm cash flow when you include your home equity interest payments also that you are using to buy the place. Most of my partners use their home equity to generate residual income on short term deals we do and then use that profit to invest in passive income properties.

Hi @Taylor McMullen fro your figures it seem you only have about $10 in home equity to use as the banks will generally only loan up to 80% of current home value and this is based on the assessor they send and how good he is.

I'm looking into northern BC.
