I certainly could effect the bottom line @Account Closed but I would have property managers in place so maybe a trip a year.

Sue Kelly they all have airports and flights all year round. I used to fly to Prince george in the middle of winter many times. They are certainly not places you would drive to from Vancouver anyway. In saying that it would always be preferred to invest closer to home!

Hey @Myron D. what is causing the slump in Fort St John right now? Is it the uncertainty of LNG or oil related?

Hi Myron D. By "The property in Fort St John is much higher but cap rates are still quite good" do you mean vacancy rate is higher or purchase price is higher? What's the average decent 3 up and two down property selling and then renting for?

that's pretty good then if you also included 10% for property management. I prefer the okanagan as many students, young workers etc who will be renting for a while. I know there are a lot of rent to own deals up there and I guy I used to work with did a rent to own.

Hey I've been up there quite a bit in a past life for work also. Apparently the population hasn't changed much in a while 70k ish so not seeing much population growth is likely. Heard they are putting in a winery also over the river. Wondering what your capex is that your estimating, vacancy rates and appreciation rate? When you go pro on BP there is a great rental calculator to use.

Hey @Tom Stromar what are some areas of Nanaimo to focus on (or stay away from) for the price range you stated? whats the vacancy rates in NA? Major university, college or companies to buy near?
