Hi there.
I have a tenant moving out on Feb 29th. He asks the inspection to be done a few days beforehand. I guess it is because he would be busy moving that day. What would you suggest I do in this case? Is it a good idea to do a thorough inspection a few days beforehand, and only spot check on the move day?

Because the tenant is good and will likely move out in 2 years, I would also not rock the boat. But I suppose he might also change his mind and want to stay after 2 years.

I wonder how these two compare in your case: the amount you are allowed to raise rent v.s. the average rent increases in your neighborhood. In my case, I am allowed to raise rent for only ~2% per year. So the rent will slowly fall behind the average market rent. Should one raise rent in this case even on a good tenant?

Any advice on how to inspect a townhouse, in terms of what to check, whether I should move tenants belongings around to see the walls and floors, what tools to bring, etc. etc.?

Thanks everyone for the kind advice! I told the tenant 4 weeks is too long. I had a phone conversation with the tenant and we agreed to do it in the coming weekend.

Hi there.

I live on Ontario, Canada. My tenant, his wife and 12-year-old son have been living in my rental house for 5 months. When I asked him when is best for him for a house inspection, he will be traveling (his family is still home), and suggested we do it after he comes back in 3-4 weeks. The tenant has been paying rent on time, and I have no reason to suspect he has caused major damage or does anything bad in the house. According to local Residential Tenancies Act, I can serve him a "Notice of Entry" and enter in 24 hours, regardless of whether he welcomes it. Should I do that, or should I grant him his wish, maintain some good will and wait for a month? Both me and my tenant are new to the rental business.

Any advice would be greatly appreciated!
