I know the general consensus is to keep appliances til they break. I am torn on the following scenarios and wonder what others think...

- Dishwasher: the tenant reported sometimes it leaves soap on dishes, but other than that it works fine. If I wait til it breaks, what if it starts to leak? Would that cause more damage than replacing it now?

- Hot water tank: if I wait til it breaks, there could be a few days of tenants not having hot water to shower, etc. Big box stores aren't fast to deliver/install. A pre-visit may also be required for measurements/pipe inspection, which will add to the time.

Hi everyone.

The drywalls in a vacant house were fixed and re-painted. I offered no-drilling curtain rods to the new tenants. They wanted to install their own double-rod ones, and doubted if mine would hold blackout curtains. They will probably remove their rods on move-out and leave holes in the walls. Any advice on this situation? Insist on using my rods? Ask them to leave their rods in place on move-out? Hold them responsible to repair the holes?

Hi everyone.

Do you replace appliances (e.g. fridge, dishwasher, washing machine, etc.) only when they break, or replace them anyway after a certain number of years? I am thinking something like a fridge may take a few days to repair or replace, while the house is without a working fridge...

If appliances stop working, how do fellow landlords deal with it? Big box stores can take a couple of weeks to deliver and install new ones.

Hi everyone.

A tenant wants to add a latch on the inside of the front door, so her young kids can't escape. Would you allow it? I don't like the idea of tenants being able to lock the landlord out of the unit.

Hi there.

I came across a few rental applocations where one spouse has >700 credit, and the other has low credit (610) or is in consumer proposal. Would you rent to such applicants?

What is the lowest credit score you will consider in tenants?
