Hi Rod most important were is the house gonna be worth in 5-10 years, the rental comps sound good and could be a good deal for you, but what's the upside in the area

Yeah I have to say financing is diferent I am trying to do one now in Carlsbad and it's harder to find patterns or JV for a construction, but according to my number profit is way better

If the properties are not listed on MLS but listed with a agent ? still is always a good idea to have a agent who know how to do the deal i myself have a license and in some deals i used other agents to represent me cause no matter what i am not saving any money buy not hiring a buyer agent, so i get somebody to work for me and is free to me cause is coming out of the sellers pocket not mine.

I do all my deals mostly with my own licensed and yes i would encourage to get your agent involved for all paperwork etc 2nd i always put a good amount of earnest if is a competitive market and property, I like working threw brokers cause it makes life easier incase questions come up or problems happen.

Yes you can @Michaela G. I believed if you set up a Corp, then talk with your local authorities for about turning into multifamily dwelling or in California we call it ( Multifamily-Residential Unified Dwelling ). but it is defiantly, possible i would just get a lawyer to look into it, but is possible
