This may not fit your 1031 exchange element, but if it is cash flow you’re after, I’d look into real estate notes.

You can get great ROI and cashflow from them and there are no property management hassles. Also, you can easily hold notes nationwide and wouldn't be confined to your region.

Hi Niomi,

I definitely understand the overwhelming feeling when just getting started. There a billion ways to do well in real estate. 

My favorite cashflow strategy is Real estate notes. You get the cashflow like a rental but there are no repairs, or property management!

What did you guys end up going with??

It's definitely possible!

My favorite strategy though is performing real estate notes if you ultimately want cashflow. You can get a solid ROI, have your investment secured by real estate AND have no property management issues.

Did you end up jumping into a BRRRR?

I live in the Philly area.

10% CoC return is possible in real estate notes as well. You get the cashflow without all the capex, renos, property management and tenants.

The classic answer is to leverage and buy multiple!

My favorite cashflow play is real estate notes. You get cashflow like a rental but no property management. Its also much easier to hold 100 notes than it is 100 SFRs. Of course, there are pros and cons to everything!

Hey Carley!

Late to the thread I know.

My favorite cashflow strategy is a performing real estate note. You could get 8% return which could easy cover your loan payment. The best part about notes is that it does require the nightmares of tenants, toilets and property management! A performing note is pretty much passive 😁
