How to invest 100k for passive income

We are expecting to make 100k from our flip and are wondering the best way to get passive income from an investment property. Do we try to buy a property out right and rent it out, or put down payment on a multifamily home. Our mortgage for the home we live in is $800 and student loan is around $400 a month. Goal is to have the rental pay for my student loan, then in 5 years have it paid off.
