Post: Short Sale involving Clouded Title

Came across a short sale deal that has a clouded title - a large contractor lien.  Work was completed but never paid for so the lien is now outstanding.  Acquiring the title will require the lien be paid prior to closing.  I began a negotiation with the contractor but time may run out since the foreclosure is still advancing - short sale approval has not been granted yet.  Anyone have any experience with a deal like this one?  If so, what was your experience?  Was the bank open to delaying foreclosure?  Thanks!

@Account Closed The IRS EIN Assistant states that a trust is a person, so I entered the trust.  Perhaps it cannot be done online.

After following instructions I was unsuccessful setting up an EIN for a new LLC. An Irrevocable Trust owns the LLC. I received this error message twice. Any assistance is appreciated. Thx!

@James H. How did this get resolved?  I'm interested because you said you "...with the EIN of the SD 401k as the existing business..." I'm assuming this means you applied for the new EIN with the requesting party being the SD 401K and EIN for that entity.  Is that correct?  I'm interested because I thought only a natural person (with a SSN) can apply for an EIN.  I'm interested in finding out how you resolved it.  Thx!

I specialize in SFR property management and have deep experience from acquisition, disposition, creative financing, tenant evictions, lease ups, remodeling, ground up building and project management, etc. Whatever I can't do I have great vendors that can. I joined BP to joint venture on SFR remodel projects and can provide a wealth of experience to any partner. I would also like to grow these relationships to ultimately JV on a larger multi-family portfolio. Although my business is mostly focusses in SoCal I am open to newer emerging markets in the US. I would be happy to share videos of my ongoing projects, since BP has limitations on self-promotion.
