@Manolo D.@Steve S. sometimes I won't need your credit. If you have GC skills that's valuable too. Initially I wanted a partner who could offer both but its not a requirement on every project. With your current schedule can you take on any additional GC projects for SFR's at this time?

I think the time of year that you were selling had a lot to do with lowering your price...going into the holidays instead of the summer. Right?

Supervising a GC to me is probably a different definition. My primary focus are the deadlines and what the inspection card says. The GC manages everything if that's how we set up the Operating Agreement for a particular house. What do you mean by $50K spread? Is that how much you want to make on each project? My SFR deals would be transparent. I find the deal, bring the partner/GC into the deal, we either buy it subject to existing financing or get new financing. FHA won't let you have more than 10 SFR's in your name (used to be 4) so there might be times when one partner can't get financing on their own and the other partner has to be able to get financing for the deal. Whatever is made after expenses is split 50/50. I think you'll find SFR's are easy and fast and low risk for a GC. Less than 6 weeks as long as the property does not have un-permitted improvements to remove.

Hi @Manolo D. - There are some deals that I don't have the time to supervise a GC and make sure deadlines are being met. Finding deals, financing them and pre-marketing/selling the finished product takes the bulk of my time. I am seeking JV partners so I can share the construction and financing responsibility to leverage each others strengths and do more deals together to leverage profit potential. I stated a builder but it could be anyone who wants to focus more on the construction side with building/remodeling experience. Established means they have a lender or has worked with a funding source that has funded at least one deal. Not doing spec-building. I'm only interested in property improvements. Fix and flip. I noticed your a contractor. Do you work in the South Bay?

Also forgot to mention, for any JV partners that want to be "silent" and not have to do any of the construction-side labor and only focus on fund-raising for new projects I am open to that too. I will forward you my website of my current and past remodeling projects. Thx!

New to BP but not real estate.  I am seeking joint-venture/builder partners to remodel and flip single-family residential houses up to 4-plex units in California in Long Beach and the surrounding South Bay area out to Whittier and La Mirada.  I prefer to work with builders and crews that are local.  I can forward you my website to get an idea of my current and ongoing projects.  I prefer a partner that has established lines of credit, access to private funding, etc.  My role would be sourcing new projects,  raising funds for new projects and pre-marketing/home sales.  Yours would be raising funds also and construction/building supervision.  Please respond via email through BP or my blog.  Thx!
