Short Sale involving Clouded Title

Came across a short sale deal that has a clouded title - a large contractor lien.  Work was completed but never paid for so the lien is now outstanding.  Acquiring the title will require the lien be paid prior to closing.  I began a negotiation with the contractor but time may run out since the foreclosure is still advancing - short sale approval has not been granted yet.  Anyone have any experience with a deal like this one?  If so, what was your experience?  Was the bank open to delaying foreclosure?  Thanks!
