I have a client that seeks $100K GAP funding for an SFR development in Los Angeles. Property is currently being refinanced but developer needs funds for architecture, permits and civil engineering that are coming due more quickly than the property will be refinanced. WELL above market rates for a 3-4 month term. Originally terms were seller-to-carry but she now needs be paid back more quickly because of an investment opportunity.

@Allan Glass I know this was from 3 years ago but do you consider your costs much different now?  I think these costs are really close to today.

@Faiz Khan  Are you running the RCFE or did you hire an administrator?  I am interested in converting a 5BR to a 6BR for this purpose and just started my homework.  Any input is appreciated.  Thanks!  Paul

permits for RCFEs with six or fewer residents.

I guess the question is, how hard is it to get zoning for a 10-16 bed unit? Looks like 90% of these facilities are 6 beds and fewer.
